Renting vs. Buying a House
My wife and I are in the market for a house. So I crunched some numbers today, or should I say built some spreadsheets. I took into consideration different mortgage interest rates, federal tax savings due to interest/state property tax, PMI cost, estimated yearly maintenance cost, and estimated equity growth. After triple checking my spreadsheets, it is apparent that in my scenario renting is more cost effective. It would literally take us 30 years to break even with a mortgage with a 15 year loan at 6%. What kills us other than interest payments are "sunk cost" like homeowners insurance and state property taxes. My numbers show I am better off renting an equivalent property and investing the difference in the securites/bond market over the longterm , basically my investments would have a higher return. Any forum member find this to be true?

Did the same thing you did, google map drive around and explore. You'll find out quickly which lakes are fishable and don't be afraid to ask owners before you trespass, most will let you fish without question especially if you catch and release. S. Florida looks like swiss cheese from above so there are plenty of honey holes around.

Anyone use rattles with their plastics?
I use the rattles on T-rigs 60% the time, like the plastic ones better than glass since glass is to slick and slips out. My brother likes the brass bullet weight with a bead, but it looks bulky imo.

Why do people in FL use Hand Cont Trolling Motors on the BOW?
I am willing to bet most of those motors you see are motorguide "Saltwater Series" or Minn Kota Riptide motors. If you notice most of the Motorguide and Minn Kota Saltwater Series/Riptide are hand controlled and no they aren't cheap some of the hand models are more than their foot controlled freshwater models. Why do saltwater guys like trolling motors that are hand operated? Not sure, but I know that when I fly fish off a flats boat I don't want my strip line getting stuck on anything such as the foot control pedal. So that is one theory. The other is in saltwater fishing you don't need as many minute adjustments while fishing as you would in freshwater so an occasional movement of the motor with your leg or hand is no big deal The last theory is if your in a bay fishing and its starts rocking do you really want to be standing on one foot? Forgot to add the saltwater being tough on cables as posted below,oops, that's a biggy. Just my 2 cents. Born and raised in Florida here.

I ran/jogged without missing more than a week from my 6th grade year to my sophomore year of college and have completed a marathon and numerous shorter races. All l have to say are that my KNEES are shot now. I have a torn meniscus in both knees now and wish I would have been more conscious of the surfaces I ran on. Running on soft surfaces goes a long way in protecting your long-term knee health. So if you run, run on soft surfaces and wear shoes with plenty of cushion and support (Go to a local running store and have them due a gait analysis and buy your shoes there, although shoe maybe a little more $$$ it is worth the price of their expertise). As far as how many days a week, there is no secret formula. Start out with small (time yourself) and increase the TIME, don't worry about the distance too much. Counting mileage is overrated. Also, remember some days you'll do much better than others so don't get discouraged if you have a bad day or even a bad week. Good luck and enjoy the RUNNERS HIGH for me

Finally found my dual duty boat.
Although its not a technical poling skiff. Think of it a bay boat/technical skiff cross or a saltwater bass boat. It is a SALTWATER boat. It's basically a Ranger 185vs with saltwater hardware and a non-skid deck. I rode in a freshwater version and it handles much better, rides smoother, and doesn't get you as wet as an Action Craft (Saltwater Flats Boat). If I get it I will most likely sell the trolling motor and get a saltwater version. Anyone think the price is fair? I am going to ask him if he can do a compression test.

Finally found my dual duty boat.
I've been looking for a dual-duty (Inshore Salt/Freshwater) boat for months now and have finally found a great candidate. Thanks to forum members I narrowed my choice down to a Ranger Intracoastal. So after months of searching I found one about 700 miles away . I've been corresponding with the original owner and he seems honest. According to him and the high quality digital pictures he as sent me it is in perfect shape. So I made an offer and was wondering what you guys think of the deal before I give a final offer. 2003 Ranger 185vs (Intracoastal,The boat has never seen salt water!) Yamaha 150 HP Yamaha 6J9, V150TLRB 3 blade Prop (Pro Series Yamaha, stamped with 23-M Prop) Outboard Hydraulic Steering Seats are flawless. Ranger Saltwater Edition Dual Pro Battery Charger Minn Kota Maxxum, 75 lb thrust, 24V Garmin Fishfinder 160 (2 Console, Front Deck) Original Ranger Trail Trailer with disc brakes. Brakes are hydraulically actuated from trailer tongue. Canvas trailerable boat cover. Stereo is a Clarion Marine AM/FM/CD with two speakers. Swim Ladder I offered $16.7K if he meet me half way, but he wants $17K and me to pick it up 700 miles away :'( What do you think of price? Does anyone here have any experience with the Yamaha 6J9, V150TLRB, VMAX? If so, how is it on gas mileage? Any known issues with that model engine? Lastly, if I go through with this I will trial the boat at a local lake close to his house before purchasing it and will have my dad check the outboard thoroughly (i.e. compression test, lower unit, etc.). Was actually wondering if I should take it to a Yamaha dealer close to his location for inspection. Although I have been around boats all my life. I have only owned small boats (12"-15"Jon Boats w/Outboards) so this is a BIG step for me. Thanks in advance

I love the reaction's Skinny Dipper! I started with one pack, and ordered a dumper truck full of them after my initial success. I use them weightless on a 4/0 Gammy Hook, they tend to tear a pretty easy so make sure you use some glue or a corkscrew spring hook (i.e. Horny Toad Hook) Good luck I am sure you'll do well. What colors did you get?

Recession Technical Definition- 2 negative consecutive periods or more of negative GDP . Real Answer: Hasn't Happened Do I think we are going to experience a recession? Yes, due to leading financial indicators, but it is just SPECULATION until it HAPPENS. What goes up must come down people! Many of us are to blame for the current economic situation. If you bought a house and the terms were way too good and now you can't pay, then you are part of the problem. If you are swimming at the deep end of the pool financially and you really shouldn't even be in the kiddy pool, then you are part of the problem. If you are a union member that has negotiated your company under the table financially, then you are part of the problem. If you don't have enough liquid assets due to your financial myopia then, you are part of the problem. If you were so naive to think that you didn't need health insurance and had Uncle take care of it, then you are part of the problem. If you rally against Nuclear energy or drilling available oil fields then you are part of the problem. If you invested in debt securities backing people that did some of the above then you are a major part of the problem. If you listen to the media too much and use short term market trends to move your money to safe havens such as bonds, t-bills, and gold, then you are adding to the problem. Don't worry though we are all in the same boat and some of us didn't fall victim to the afore mentioned shortcomings. We will right the ship, but learn your lesson and pass it on. We are Americans and we are still the number 1 economic power in the world. Without us who would the rest of the world sell to at such volume? Sounds Americentric, but its TRUE. As I stated what goes down will come up. So buy undervalued equities, pay off your debt, diversify your investments, work smarter not harder. know your fiscal limits, rally for lower corporate taxes, rally for energy sources that work NOW (drilling and processing plants in the good old USA, Nuclear Power Plants without all the red tape), educate your children so they know more than you and can compete against the global market, invest in companies with good fundamentals domestic and foreign. and lastly don't whine about how bad it is. CFA, MBA, MHA Now go fishing ;D

Why I don't like Ike
I met IKE before at the Classic in 2006. Seemed like a nice guy, was signing for the kids and gave his fans time. Although, I think it would be incorrect to use that one moment in time to judge his character. Like anyone else in life, famous or not, he is going to have people who like him and haters. Other than that who am I to judge him or anyone else? Whatever floats your boat, if you like the guy then so be it, if not then who cares. Lastly, I don't think Ike gives a darn about an individual's opinion unless that said person is writing a check in his name or someone he cares about.

Highway All Season Truck Tire Recommendations
Let me clarify. I bought the truck recently and the rear tires are in good shape, but the front tires exhibit the classic over inflation pattern (middle worn out). Not sure what the previous owner did, but he/she must had no clue when it came to tires. Anyway, thanks everyone for the input. I going to replace the two worn tires with OEM BFG, since many of you have had good luck.

Highway All Season Truck Tire Recommendations
Gentlemen, Taking suggestions for highway tread light truck tires. The guy who owned the truck prior to me must have not rotated the BFGoodrich Radial Long Trails T/A and the front tires are worn. I rotated them and they still have some tread left, but will be replacing all 4 corners soon (22K). I am considering the Michelin LTX M/S or the Toyo Open Country H/T Most important considerations are tread wear and noise levels. Thanks in advance.

Truck goes over 1 million miles!!
I had a 89 Ford Thunderbird that I got 230K miles out, my buddies called it the thunder chicken. Should have sold it way earlier, I replaced just about every major mechanical part other than the engine. Replaced the tranny twice. The million mile guy must have babied it.

Revo Premier
I returned my Revo Premier due to whining noise when casting and got a new one. Went fishing all day Thursday and guess what?...The same thing happens! Took it apart cleaned and lubed it up and still no dice. > So for those of you wanting a ABU Revo Premier, stay away its not an isolated incident. I am going to return it to Abu for warranty work and when I back I will be selling it on Ebay and buying a Shimano Metanium Mg or Another Zillion.

I feel for you brother, but if would have read my original thread. You would have realized its a 2006, used truck!! Therefore, Nissan of Japan doesn't get a dime directly from me. Nevertheless, buying American isn't all its cracked up to be. Bass are spawning in FL
Saw some bass beds along some Canals in Palm Beach County area, didn't see any bass though, so they may be exotics, but I think we should start seeing activity very very soon. Will be going up to Goodwin this Thursday and I will post my report on any activity I see. Mr. Welcome, how's Ansin-Garcia? They usually start spawing there a bit earlier than Stick/Farm.
