Any Architects Here?
I wouldn't nessecarily call it corrupt fact is what jig described is a little off, other side of town is a bit much, but most developments have similar stipulations...builder pay to build the school or fire station, improve roads or utilities and construct freeway exits near their proposed site to get their development through. If it wasn't this way then taxes would be higher and quality of the over city would be lower. But ultimately the consumer buying the house bites the bullet. Y'all ever see the impact fees? Jurisdictions do this as another means to fund the above mentioned or to slow development. They can be $2,500 to $25,000 per lot.

Career Change Time....
Fly I understand not missing time with the family, I am 9 credits short of my AA but refuse to go back. It is tough but in the end you have to look at it like this, money is money and in the end means nothing. If you can make yourself happier career wise and still provide/keep the family happy then follow your gut. I recently had a situation that was tough choice, could led us to what we wanted but also to financial strain. My pastor said God is a God of peace follow what choice that gives you his peace. The career path you are choosing to go down is one that is needed, you will have the ability to affect lives for good, can you do that now? Many folks are educators by default and have no real desire or love for it these days. I admire the few that do, we had a really special teacher in my sons kindergarten this year we wouldn't have made it without her. Besides this is a choice that is not based on any financial gain. I know if you believe this is right you will be fine, taken care of and you need not worry.

Favorite Brand Of Balsa Crankbaits
Bomber balsa B here as well. I have heard good things about the zoom WEC cranks too but never tried them. I sold my 2 balsa bs on flea bay for like 3 bucks shipped. It was before I knew better:( wish I had them back.

The Rebel 4 Pack Critter Classic
Yep I got that pack for my son a christmas or two ago. They are fun little baits, especially the We-R and the little pop-r. I am I really liking the jumpin minnows too, you ever use those for striper, yall call them rockfish? We call them rockfish on the chesapeake. LOL

We do more than that Bud! LOL EVERY site develop goes across a civils desk, who does the grading? Ponds? Parking and drives.....Civils do.

I am a senior civil designer for one of the largest design build construction companies in the US. I run autocad Civil 3D and have used Bentely Microstation, Land development desktop and my newest program Revit. I do site layout, grading, drainage and storm, water and sewer design. I am working with our architects and mechanical engineers to provide them with a 3D surface model and underground piping in real world coordinates for revit while they provide me a building and internal piping to connect to. It is BIM at its finest. Autocad is dumb software, nobody really uses it anymore except mom and pop or outdated firms. Civil 3D, Revit, Autodesk Plant, MEP and programs like that are the design software most large and cutting edge firms use these days. I work with civil of course as well as structural, process, electrical and mechanical engineers and architects, project managers/estimators/supers(like Jigfishin10) on a daily basis. As for some of the posts in this thread are not correct and full of half truths and assumptions. PM me if you want anyother information. I would be glad to help you out with any questions. I can also provide you with my linkedin and maybe email you some renderings, would love to post them because I think they would blow most people away but they are usually pushing close to 10 MB. It is like snook said goes with the economy I since the downturn in 2006/07 I have lived in 4 states and moved across the country 5(most paid in full) times but thank God never been laid off, partly because of the software I know how to use. Shoot for designer, it is above cad drafter but doesn't require the schooling a full out engineer needs, plus after 5-10 yrs an engineer is usually past the design stage of their career and the design is the fun part. It can be a very lucritive and rewarding career if you are creative and like to think. Or Construction management is good too, very in demand right now.

Got my first 5 fish on a baitcaster.....Buddies lend me down Abu Ultra Mag 1 Nothing more than 13 or 14" tho. I missed a nice 3 or 4 pound fish yesterday though did a jump, spit and hahahaha then swam away.

Over-Fishing A Location?
That is true, I rarely see another angler out while I am angling but I fish mon-fri 5-8 am....I see people fishing those spots all the time from 10 am to 6 or 7 pm. When I am coming home from work or out with the family on the weekends. People tend to fish these spots more than you think. And there are a ton of trolls that roll through here just to get a loc or send u with a pm about spots. That spot with the pads you fish I had about that for a while and I found out from a guy here at work that told all his fishing buddies at the water cooler. Just saying they are more pressured than you realize, I used to think the same.

LOL what you talking about most your spots half Jax knows about LOL Keep posting bout them on here too. Even the ponds in JCP aren't a secrect. My neighbor told me about them when we moved in. They were stocked too when they were built some 30 yrs ago.....Thing that keeps us catching is were are more learned about the sport and have put in more time and aquired more skill than most folks.
